Enterprise and the southwest are full of homes built in the last twenty years, and owners are frequently surprised that a young system cannot keep up. The equipment is usually not the issue. Production builders install to a budget and a schedule: return-air paths get undersized, duct branches get run for convenience rather than balance, and nobody comes back to commission the system once the drywall is up.
The result is a house where the thermostat hallway reads exactly right while two bedrooms sit four degrees warmer, and where the system runs almost continuously through July without ever getting ahead. Owners are then sold a larger unit, which short cycles, controls humidity worse, and leaves the same rooms hot.
We measure before we recommend: static pressure across the air handler, temperature split at the coil, and airflow at the registers that are actually complaining. In most of these homes the fix is sealing, a corrected return, and balancing — a fraction of the cost of replacement, with results you feel the same day.
A large share of southwest valley equipment is still inside its manufacturer parts warranty, which commonly runs five to ten years from installation when the system was registered. Compressors and coils are the expensive failures, and they are exactly the parts that coverage tends to include.
We read the serial numbers and check coverage before quoting, so the conversation starts from what you actually owe rather than a full retail parts price. If the part is covered, you pay for labor and refrigerant, not the component.
