When a rooftop unit fails at a Las Vegas restaurant in July, the cost is not the repair. It is the dining room emptying out, the staff sent home, the reviews mentioning the heat, and possibly food safety exposure. A retail suite at 88° loses customers within the hour. Commercial equipment in this valley also fails for reasons residential systems do not. Rooftop units sit fully exposed, taking direct sun, monsoon rain, and grease-laden air near kitchen exhaust. Belts, bearings, and economizer dampers wear on a schedule; controls drift; condenser coils clog with a combination of desert dust and cooking exhaust residue that requires real cleaning rather than a rinse. A twice-a-year residential cadence is not enough — most commercial rooftops here need quarterly attention.

The single most misdiagnosed commercial problem we see is airflow and pressure balance rather than capacity. A kitchen hood pulling more air than the make-up air unit supplies puts the building under negative pressure, which drags hot outside air through every door and gap and makes a perfectly healthy RTU look undersized. Replacing that unit with a bigger one costs tens of thousands and fixes nothing. We measure before recommending equipment.

Maintenance agreements and capital planning
